Buying a furnace in Utah: what's different here
Short answer: Utah's elevation lowers how much heat a gas furnace actually puts out, so sizing and setup have to account for altitude. A high-efficiency gas furnace is worth pricing out: qualifying models get a $300 to $350 Enbridge Gas ThermWise rebate in 2026 (see the rebate table below). There's no federal tax credit for furnaces installed after 2025.
Altitude changes the math
Salt Lake, Provo, Orem, and Ogden sit at roughly 4,200 to 4,600 feet. Park City is near 7,000. Thinner air means less oxygen for combustion. The National Fuel Gas Code (NFPA 54) says gas appliances above 2,000 feet should have their input reduced by 4% for each 1,000 feet of elevation, unless the manufacturer's instructions or the local code official allow another method. Under that default rule, a furnace at 4,500 feet runs about 18% below its sea-level rating.
In practice, manufacturers publish high-altitude instructions (orifice or gas-pressure changes, sometimes a pressure switch kit), and the lower heat content of gas delivered at altitude affects what's needed. You don't have to do the math. Ask each installer:
- "How did you account for altitude in sizing?"
- "Does this model need a high-altitude kit or orifice change here, and is it in the quote?"
- "Will you check the gas input after install?"
Size from a load calculation, not the old label
A proper sizing uses ACCA Manual J, which looks at your home's square footage, insulation, windows, and air leaks. Many older Utah furnaces are oversized. An oversized furnace short-cycles, wears out faster, and heats unevenly.
Which efficiency to buy
- 80% AFUE: lower price, can often reuse the existing metal flue. Fine for a mild climate or a home you're leaving soon.
- 95%+ AFUE: burns less gas for the same heat and vents through PVC. With long Utah winters and the ThermWise rebate, it is worth getting a price on one.
- Dual fuel (heat pump plus gas furnace): ThermWise pays up to $1,200 for qualifying single-family dual-fuel systems in 2026. Worth a quote if you also need a new AC.
2026 Enbridge Gas ThermWise furnace rebates (Utah)
| Equipment | Requirement | Rebate |
|---|---|---|
| Gas furnace | AFUE 95% to 97.4% | $300 |
| Gas furnace | AFUE 97.5%+ with an ECM blower | $350 |
| Dual-fuel heating system | See ThermWise equipment specs | up to $1,200 (single family) |
You need an active Enbridge Gas residential account, the home must be an existing home (not new construction), and the application is due within 6 months of installation. Rebates can change with 30 days' notice, so confirm on ThermWise before you buy.
Federal tax credit
None for 2026 installs. The Energy Efficient Home Improvement Credit (26 USC 25C) "shall not apply with respect to any property placed in service after December 31, 2025."
Winter tips for Utah homes
- Keep snow cleared from side-wall PVC vent pipes after storms.
- Change the filter at least every 90 days, more often with pets or during inversion season if you run the fan a lot.
- If heat goes out below freezing, open cabinet doors under sinks on exterior walls while you wait for service.
